Before anyone digs

Four things worth knowing first

  • Services information comes first Whoever runs the job has to get current information on underground services before digging starts. Plans from Before You Dig Australia are free to request, but they don't show private lines such as power to a shed or an irrigation pipe, so tell the provider where those run.
  • Over $5,000 is licensed work Digging for a house, pool, driveway or retaining wall is licensed residential building work in NSW once the job is worth more than $5,000, labour and materials included. NSW's online licence check shows whether a contractor's licence is current.
  • Ask where the soil goes Surplus soil is waste under NSW law, and if it is taken somewhere unlawful the owner of the waste can be guilty of an offence as well as whoever carted it. Ask where the spoil is going and have it written on the quote.
  • No price comes from us The provider prices the job after seeing the ground, the way in and how much soil has to leave the block. This site quotes nothing.

Excavation across the Central Coast

One council's rules cover every suburb on this site, but the ground under them changes a great deal. On the Woy Woy peninsula the state soil survey describes sand flats with the watertable generally within 2 metres of the surface; around Berkeley Vale the low land is floodplain; and further north, parts of the area lie inside a mine subsidence district, where some lots can't have a basement at all. Council's acid sulfate soils map decides the depth at which a dig needs consent, from any work below ground on some land to more than 2 metres on other land. For a house assessed by development application, Council's controls generally limit a cut to 1 metre deep within 1 metre of a boundary and 3 metres further in.
